It’s a crazy sellers market here in Seattle, so let me ask you a question. Does that mean that we as agents should just sell homes right away and use mediocre, outdated marketing techniques? No, of course not! It could cost you thousands if you make that mistake. So, if you’re thinking about selling your home or maybe you know someone who’s thinking about selling their Seattle home, you’ve got to see this. We want to talk with you about essential errors that we see so many sellers make that can result in a much lower profit margin and doesn’t allow them to maximize the amount of money that they could make when selling their home.
We know it can be so stressful. Who do you trust and who should you listen to? Well, after assisting hundreds of King and Snohomish County residents just like you, we totally get it, so let us be your guide. The most crucial element when selling your home is ensuring it gets maximum exposure. We need to make sure that we expose your house through digital marketing to the masses, not just a few. Most likely, you’re actually watching this video right now through a detailed target marketing ad where we’re actually pixeling you and making sure that we are exposing you to watch this video that you’re seeing right now. Think about the last time you googled something and then all of a sudden, everywhere you went online, what happened? That thing kept following you and showing up all over your feed. Well, that’s sort of what we do when buyers exhibit certain behavior.
Take Facebook, for example. Facebook’s algorithm can match a buyer’s behavior to other people in the past who have bought and then tag them as an audience that we may want to follow and who may want to buy your house. And then, bam, we can start to follow them online and put the homes that we’re selling in front of them online. It’s ingenious and actually a little bit scary if you think about it. It’s all done through a detailed digital marketing strategy that’s taken so much time, effort, energy to learn, navigate, and specialize in. And yes, a digital marketing strategy is important, even in today’s super-strong seller’s market like we’re seeing today.
Ask yourself this question: If by potentially taking an offer too soon or not exposing your home to every buyer possible, if that could end up costing you tens of thousands or $15,000 or more, wouldn’t it make sense to expose your home to everyone? Yes, of course it would! That could be the difference of you actually sending your kids to college or paying off that lingering credit card debt. So, we both agree, exposure is everything. We’re actually averaging between 60 and 90,000 views and hundreds and hundreds of hours watched on videos that we produce for every one of our listings. Now, that’s a lot of views. Just imagine how many open houses we would have to get for that type of exposure for you. And here’s the crazy thing: According to the National Association of Realtors, 67% of buyers will actually walk through a home that they see online. So, imagine the power of having hundreds of hours of view time from people who are potentially buying and getting thousands and thousands of views. It’s powerful, isn’t it? So, exposure is everything.
There’s so much more to consider when selling. Yes, even in a seller’s market, you still want to do anything and everything you can to maximize the return of your most precious investment.
