The Market Isn’t Hot, But It’s Moving

The local housing market continues to show resilience as we start to move into the summer season. Mortgage rates held steady at 6.25% over the past two weeks, providing buyers with a sense of stability. In both Northwest Seattle and Southwest Snohomish County, buyer activity improved while inventory levels remaining relatively unchanged.

In Northwest Seattle, inventory remained essentially flat at 398 homes, with new listings remaining unchanged from the previous two-week period. However, buyer demand strengthened noticeably, with homes going under contract increasing 16.5% and closed sales rising 5.2%. While the average price per square foot dipped slightly by 2.4%, the increase in pending and closed sales suggests buyers are comfortable navigating today’s market conditions.

Southwest Snohomish County showed a similar pattern of steady supply and improving demand. Inventory increased modestly by 2.8%, and new listings edged up 1%. Homes going under contract rose nearly 5%, indicating continued buyer interest. Although closed sales declined compared to the previous two-week period, the average price per square foot increased 2.1%, signaling that well-priced homes continue to attract strong attention. Overall, both markets remain balanced, with buyers actively engaging when they find the right home at the right price.
