Steve: Itโs Monday July 12th and time for our Monday Market Update for real estate stats in Northwest Seattle. As expected there were significantly more new listings after the 3 day holiday weekend. We had 64 new listings hit the market, which brought our overall inventory up to 167.
Sandra: Yes, so Sellers were back, but where are the buyers? We only had 33 homes go under contract last week. That is the lowest in 5 months. We had 20 go Pending and 13 go Pending Inspection.
Steve: Sales should pick up this week. Activity was really good at open houses this weekend. At one of our listings, we had about 20 couples through, which is great turnout.
Sandra: My open house had a few neighbors, but the vast majority were serious buyers who saw it online and came in. We had 45 homes last week. 53% sold over the asking price. Weโve been talking about this for a couple of weeks now. As Brokers and Sellers get better at pricing at the true market value, the number of homes that sell above asking should go down. The average sold price per sq/ft has been relatively unchanged for the past 3 weeks. This week it was $555 so good news for sellers.
Steve: Definitely.
