Monday NW Seattle Real Estate Market Update | July 12th, 2021

This past week we witnessed significantly more homes coming on the market after the lull due to the Independence Day ๐Ÿงจholiday. The addition for 64 new homes brought the overall inventory up to 167. Based on our experience with open house attendance ๐Ÿง‘โ€๐Ÿคโ€๐Ÿง‘ this past weekend, we anticipate a pickup in sales this coming week. It should be good news for sellers as 53% of homes ๐Ÿก sold last week were above the asking price. In this video, we go over ๐Ÿงฎ the numbers and statics, and provide our analysis.

Check out the blog that we recently wrote called โ€œNegotiating Home Plateโ€ if youโ€™re considering selling your home. In this post, we compare the home selling process with running the bases of a baseball diamond. Each base represents a moment in the process that could potentially cause delays. Our goal with our Sellers is to hit a home run without stopping on any base. This ensures the process goes smoothly and with the least amount of stress! Monday NW Seattle Real Estate Market Update ๐Ÿ“… July 12th, 2021

Video Transcript:

Steve: Itโ€™s Monday July 12th and time for our Monday Market Update for real estate stats in Northwest Seattle. As expected there were significantly more new listings after the 3 day holiday weekend. We had 64 new listings hit the market, which brought our overall inventory up to 167.

Sandra: Yes, so Sellers were back, but where are the buyers? We only had 33 homes go under contract last week. That is the lowest in 5 months. We had 20 go Pending and 13 go Pending Inspection.

Steve: Sales should pick up this week. Activity was really good at open houses this weekend. At one of our listings, we had about 20 couples through, which is great turnout.

Sandra: My open house had a few neighbors, but the vast majority were serious buyers who saw it online and came in. We had 45 homes last week. 53% sold over the asking price. Weโ€™ve been talking about this for a couple of weeks now. As Brokers and Sellers get better at pricing at the true market value, the number of homes that sell above asking should go down. The average sold price per sq/ft has been relatively unchanged for the past 3 weeks. This week it was $555 so good news for sellers.

Steve: Definitely. So, a lot of people ask Sandra and I, โ€œYou know what, weโ€™re thinking about โ€œselling our home this fall and what should we do to get it ready?โ€ Well, we are always happy to meet with you to let you know what you should do, but most importantly, what you shouldnโ€™t do.
