Hiring a Discount Broker to Sell Your Home

Why not just hire a discount broker to sell your home? You’ll save money on the commission right? As is true for most things –  when hiring a real estate agent, you get what you pay for. And if you think hiring a pro is expensive, try hiring an amateur!

In this video we discuss the differences between hiring a discount broker vs a full time agent with experience. For example, did you know that the average agent sells just 4-5 homes per year? In comparison, the Brenner|Hill Team averages 25-30 home sales per year. 

Selling your home may be one of your largest transactions, and you should be able to trust your agent to know the real estate market backwards and forwards. If they don’t, you may lose out on a higher sale.

If you think hiring a pro is expensive, try hiring an amateur. You see the average real estate broker only sells around four or five homes a year. That should make you very, very nervous.

Hi everyone, I’m Sandra Brenner with Steve Hill of the Brenner|Hill Team at Windermere. And I’ve been selling real estate for over 17 years right here in Seattle and throughout the Greater Puget Sound region and I’ve sold hundreds and hundreds of homes. It’s easy to see and adapt to change when you’re completely immersed and active in the market. If you’re only selling a few homes a year, it is impossible to understand how the market climate can affect so many aspects of the sales process.

From the sales price of a home, to estimating how long it may take for that home to sell, what repairs should be made, what you need to do or not do to get the home ready for sale, and what is the perfect list price to be able to optimize the value of the home. All of these and so many other factors can change on a weekly basis due to the market condition and climate, and the only real way to know about that is to be immersed in it daily. Meaning, you’re closing a lot of homes.

Another thing to be very weary of is companies like Redfin who hire agents to work for them as salaried employees. In many cases, those agents or employees work for these companies because they were not successful on their own. I mean think about this, most agents become agents because they want to be their own boss and have more flexibility and freedom. Working as an employee for a company like Redfin takes away all the freedom and flexibility that most agents got into the real estate business for. So in most cases, the only reason agents go to work for companies like that is because they weren’t able to be successful on their own.

So it may sound like a great idea to save a few thousand dollars on the front end because they are lowering commissions or offering crazy incentives, but more often than not, it’s costing you much more on the backend. Lack of experience with negotiations, digital marketing and having a lack of market knowledge can cost a whole lot more than you may realize. Be careful, you’ve worked hard for your money. Many times when you pass on hiring a professional because you feel the costs are more expensive, well, hiring an inexperienced agent or a friend could cost you a lot more money. Selling your home is a very serious matter and should be treated that way.
