If you are thinking about selling a ย home in Seattle, make sure that you donโt fall victim to some of the misinformation out there. We put together a list of ๐ ๐๐จ๐ฆ๐ ๐๐๐ฅ๐ฅ๐ข๐ง๐ ๐๐ฒ๐ญ๐ก๐ฌ that we hear most often. Make sure to do your research when you are ready to sell so that you can get the most amount of money for your home, with the least amount of stress!
With so much information available about residential real estate, we’re always surprised hearing some of the same misinformation over and over again.
So we wanted to share to you the Top 5 Myths for Sellers.
Myth #1: Spring is the best time to sell
We often hear, “Spring is the best time to sell, so I’m waiting to put my home on the market in April or May.” However, keep in mind, our highest months of new inventory coming on the market is typically April, May and June. So your best time to sell is when there is less competition which is usually during the first quarter of the year.
Myth #2: My home needs to be updated
Sellers often think they need to remodel their home to sell it, and that is simply not true. We would never recommend a seller remodel their home in order to sell it. Honestly, your home just needs to be clean. It needs to feel clean and smell clean. There are several inexpensive tweaks that can be done to make your home feel fresher. Just updating some of the lighting and fresh interior paint will make a huge impact.
Myth #3: Price home with enough room to negotiate
This belief can cost sellers money. In Seattle, a new house on the market gets the most activity in the first two weeks. If the home is overpriced it’s just going to sit. So the longer the home is on the market, the further away from the list price you’re gonna get. A good agent knows how to properly price a home, stage it and aggressively market it to help you get top dollar in the shortest time possible and to negotiate on your behalf to get you that price.
Myth #4: The less commission paid, the more you’ll make
We’ve been in a seller’s market in Seattle for several years now. A good seller’s market always brings out the low-cost real estate brokerages and these brokers like to propel this myth. The truth is a great agent will save you time, money, and stress. We know how to properly prepare, price and present your home, and aggressively market it, which will net sellers more money. It all boils down to you get what you pay for.
Myth #5: All agents are the same
This could not be further from the truth. As in every profession or organization, there are those who are committed to excellence and devote time and energy to being highly skilled problem solvers, while others simply do the minimum to skate by. Did you know that there are over 12,000 Real Estate Brokers in King County alone? And only 1% of those sell 40 or more homes per year and half of them sell three or fewer homes per year? So as you can see, not all agents are the same.
