Northwest Seattle & Southwest Snohomish County Housing Market Update | September 8, 2025

As expected, new listings jumped last week as many homeowners returned from the holiday. However, buyers have been slower to re-engage—pending sales in Northwest Seattle dropped nearly 19% over the past two weeks, while Southwest Snohomish County slipped less than 10% during the same period.

One bright spot for sellers: the average sold price per square foot in Northwest Seattle increased 4% over the previous two weeks. However, since mid-June, the price per sq/ft has been below  $600. Similar history for SW Snohomish County, since the end of June we have not been above $500 sq/ft.

The biggest news for sellers is the decline in mortgage interest rates. Rates are now at their lowest level since last October, and with recent economic data pointing towards a likely Fed rate cut, lending conditions may soon become even more favorable for buyers. This shift could create renewed demand for well-prepared homes on the market.
