In Northwest Seattle the market is cooling as anticipated for the time of year. New listings were down by 16.4% over the previous two-week period and homes going under contract were also down by 16.9%. Basically, both Buyer and Seller activity came down in equal measure.

Buyer activity in SW Snohomish Country was more robust and homes going under contract were only down by 5.3%, while new listings, or Seller activity, was down by 19.3%. We’ve commented on this several times in the past few years, noting that Buyer activity was stronger in SW Snohomish County than NW Seattle. We assume that this is primarily due to the lower prices of homes in this area. Simply put, more Buyers can afford home prices in this area.

Interest rates remain stable hovering in the low 6% for both conforming and jumbo mortgages. Stability in rates is the next best thing to declining rates.

Finally, the government shutdown is now over. Fortunately, we don’t think our local real estate markets were affected by it. But it is hard to say for sure because it happened during a time when our cyclical market would naturally start to slow down. Historically, fourth quarter is a time when few Sellers and Buyers are active in the real estate market.
