
We are still surprised that we are not seeing more new listings in SW Snohomish County with review dates. I had thought the last week of February that we were seeing a turning point since 42% of new listings had review dates, but this past week, it is back down to 26%. There were 9 homes that went Pending that had only 3 days or less of market time. Obviously, I don’t know what they sold for, but most likely those Sellers would have benefited from having a review date.
Homes going under contract in both SW Snohomish and NW Seattle have remained steady, while new listings have come down. However, Buyers are still not keeping up with new listings which is why inventory continues to rise.
Interest rates jumped to 6% last week with the military action in Iran. Rates had been steadily coming down. As long as they don’t go too much above 6% our market should remain active. This past week’s rise in rates didn’t affect Buyer activity.
