NW Seattle & SW Snohomish Real Estate Market Update | January 13, 2025


Now that the holiday season is firmly behind us, new listings are starting to come on the market.  However, we are off to a slower start than this same period last year for SW Snohomish County, which is down 36% compared to the first two weeks in January 2024..

Buyers are also getting back to house hunting after the holidays, but again, we are off to a slower start than last year. Homes going under contract for NW Seattle are down by 6% and SW Snohomish is down by 31% from the first two weeks in January 2024.  Interest rates were lower for Buyers a year ago and were around 6.25%. Currently they are around 7%.

While we might be off to a slower start, overall, 2025 is expected to be a good real estate market. Home prices are expected to trend up at a moderate rate, and the number of sold homes is also expected to increase. Interest rates are expected to come down to the lower 6s. Interest rates will have the biggest influence on the market.
