Hey, everybody welcome to week 39 of our Monday Market Update. And I wanted to start out talking about something that Steve and I are super excited about. We are organizing our first, our first food drive and this will benefit the Bitter Lake Food Bank.

We all know that there is a huge, huge need out there. We’re hoping for great participation. And so we want to make it as easy as possible for everybody.

Steve and I will come to your house and pick up your donation. You just need to fill your box, your sack, whatever, with shelf-stable food, and we will pick it up. So our pickup weekend is going to be the first weekend in January. We thought this would be a great way to start out 2021. So it will be on Saturday and Sunday. I almost said June, January 2nd and 3rd.

So just email me, there’s a link, email me and I will get you on the pickup schedule and map.

And so, because we are picking up the donations we do have to limit it to a geographic area. So we would like to limit it to North Seattle, Shoreline and then Edmonds, Brier area. So if you were in that general area, definitely email me and we will get you on the list.

If you’re outside of the area, definitely think about a monetary donation. Food banks are in… They’re in dire straits, and then too, they are looking for volunteers. So if you are available, definitely think about volunteering. They’ve been really challenged with their volunteers, but so now we’re gonna go back to our regular scheduled programming. What has happened in Northwest Seattle real estate?

Okay, let me tell y’all what’s going on in Northwest Seattle. So last week there were a total of

146 homes for sale.

There were 35 new listings, 86% of those listings were vacant and 40% of those homes had a review date.

So we’ve noticed that number drop. It used to be considerably higher just a few months ago but now less sellers are waiting to review offers. They’re just gonna look at them as they get them.

And then pending sales, 17 homes went pending sale with an average market time of 30 days.

17 homes went pending inspection with an average market time of 54 days.

Closed sales, sold homes, 59 homes with an average market time of 19 days.

And then we’ve noticed the average price per square foot is ticked up a bit. Last week it was $500 a square foot.

Yeah. Which is pretty good. It had gotten down into like the low 470s there for a while. So, but yeah, it’s been kind of a trading in this little range.

And then of course, interest rates remain phenomenal. They ticked up just a little bit last week for conforming from 2.75, it’s now up to 2.875, but again, super cheap money. And that’s all we have this week. So stay safe, wear your mask, be kind to others.

And email Sandra. sbrenner@windermere.com

That would be the be kind to others.

There you go. Have a great week, everyone.

We understand that it is a confusing time right now. Each Monday, we will be sending out an update based on our experience over the past week to give you the NW Seattle Real Estate Market’s “Temperature”. We are getting real time updates from our Lender each week as well. We want to make sure that you are as informed as we are. Please don’t hesitate to give us a call or shoot us an email if at any point you have additional questions or questions that relate to your specific situation.
