Find out why Meeting an Appraiser in Seattle is always a good idea
One of the aspects that I love about my job is meeting all sorts of interesting people. Included on that list is Appraisers! As part of our process for ensuring a smooth transaction, Steve and I always remove the MLS lock box and meet the appraiser at the house. Over the years of doing this we end up seeing some of the same appraisers. At this particular house, the appraiser was a gentleman who I had met before. One of the reasons we meet the appraiser is to bring them comparable properties (comps) for the home.
𝗔𝘀 𝗹𝗶𝘀𝘁𝗶𝗻𝗴 𝗮𝗴𝗲𝗻𝘁𝘀 𝗶𝘁 𝗶𝘀 𝘂𝗽 𝘁𝗼 𝘂𝘀 𝘁𝗼 𝗱𝗲𝗳𝗲𝗻𝗱 𝗼𝘂𝗿 𝗹𝗶𝘀𝘁 𝗽𝗿𝗶𝗰𝗲. Aside from the goal of trying to make sure our listing appraises, I love meeting the appraiser because I always learn something from the meeting. As someone who is pretty analytical I thoroughly enjoy learning more about appraisals and why they can or cannot use certain comps. Honestly, I think these interactions just help me price homes more accurately, 𝕨𝕙𝕚𝕔𝕙 𝕚𝕤 𝕘𝕣𝕖𝕒𝕥 𝕗𝕠𝕣 𝕠𝕦𝕣 𝕊𝕖𝕝𝕝𝕖𝕣𝕤!
-So, I’m down in Broadview, waiting for the appraiser to show up and this is something that Steve and I do all the time. As soon as we have a listing that goes under contract, we always take the Supra keybox off. And the reason we do that is because we want to meet the appraiser. We just find that, you know, it’s a people business and meeting the appraiser, it just kinda helps move the transaction along. And, you know, we show up, we bring comps, we discuss the comps, answer any questions that we can. And, you know, it just helps facilitate everything. We pride ourselves in having drama free transactions and this one of just the little steps along the way that help make every transaction as drama free as possible.
